Waterfront Homes


There are so many types of water front properties to choose from– ocean front, bay front, river properties, canal properties, and lake properties.

Ocean front homes are right on the beach with sand outside the front door. A sandy beach equals a more pleasant water front experience for the whole family. There’s always a premium on properties facing west. After all, who wouldn’t want to watch the sunset?

For many boat owners, bay fronts are the most desirable type of property. The potential caution here is that you are more vulnerable to weather and hurricane conditions. River and canal front properties offer more protection of your house, dock, and boat from inclement and extreme weather.

Not all bay front properties have docks and not all docks are created equal. There are large ones and small ones. Some bay front homes have private docks while there are double-sided docks, with two properties sharing one dock. Some homes have no docks, but instead have mooring balls.

If you do have a boat, you’ll also want to consider motoring times. Motoring from your dock to open water can sometimes take 30-45 minutes. Some areas require boating under a bridge, so if you have a sailboat, you have to be able to step the mast. If you do not have a boat that will stay in the water, make sure your seawall can accommodate a boat lift. If you are looking at a river or canal property, check the water depth, and research how the water levels change seasonally. You want to make sure you will be able to get navigate getting your boat up and down the river or canal throughout the year.

Depending on the area and the type of waterfront property you buy, other issues will present themselves in your search. It’s often better to buy a property that already has a seawall and a dock, as obtaining permission to build these structures can be difficult.

In Florida, waterfront property owners must purchase three policies - wind policy, flood policy and general hazard policy. Familiarize yourself with what type of maintenance the property will be require.
