In some cases, people, for many reasons, decide to sell their home themselves. This is sometimes a good option but it is very challenging and time consuming. You must do a lot of thorough preparation and be prepared to work with buyers in the evenings and weekends.  You must take the emotion out of selling your home and understand that not all buyers are going to love your home like you do.  Here is a list of just some of the basics that you should do.  Saving money on real estate commissions can be worth it.  Here are just a few things to consider:

  • You will need to start with a market analysis to select the proper price so that your home can sell quickly without over or under pricing.
  • You will need to entice Realtors who have buyers who may be interested in purchasing your home.
  • You will need to generate interest for your home on the Internet for the many buyers who use search engines.
  • You will need proper signage for your neighborhood to promote your home.
  • You will need to coordinate showings and other appointments while you are away.
  • You will need to conduct open houses and drive traffic to your open house.
  • You will need to prepare all disclosures that are mandatory and legally required.
  • You will need to pre-qualify buyers and know how to prepare proper counter offers.
  • You will need to schedule and coordinate all inspections in a timely manner..
  • You will need the proper escrow and title team to assure the transaction takes place smoothly.


  • $75 - Lockbox Rental for 60 Days.  This is to facilitate showings and provide Realtor access when you are unable to be there for showings and appointments.
  • $75 - Yard Sign Rental for 60 Days.  8% of Buyers say that they found their new home as a result of a yard sign.  This sign is our standard company sign only.  If not compatible with your association requirements, this option is not available.
  • $500 - MLS Input Only.  We input your information into the MLS to make it available to Realtors that subscribe to the MFRMLS system.  For MLS input, you are required to offer compensation to the Buyer's Realtor.

These fees must be prepaid prior to rendering services by credit card.


 2% of Sales Price (Listing Fee).  We will implement our comprehensive Enhanced Marketing Plan.  This is much more than just put it in the MLS and hope system that most agents do.  You will see that we spend more to market your home than almost any other agent.  We coordinate all showings and appointments, negotiate all offers to get you the highest price we can, pre-qualify all Buyers, and insure that the Escrow and Title process goes as smoothly as possible.  The 2% is for our Listing and Marketing Efforts.  Compensation to the Buyer's Agent is additional.  We will help you decide what compensation works best for you to get your home sold.
 The listing fee and buyer's agent fee are paid through escrow.
